An afterthought, but you need to know about it.

The house is in joint names. That means, if things remain as they are, he can't do anything with the house ; he can't sell it, mortgage it, without your participation.

What is more, it is likely ( and I stress that this is something requiring further investigation ) that you will be entitled to a half share in the equity.

So you will need to sort this out with him sooner or later.

Yes these are points which I realise, and have raised with my ex partner.

I would have thought it better for him personally to have my name removed, as he is the one who earns a great deal more than me.

As he has been unwilling to discuss it for four and a half years, the words head and brick wall come to mind.

My feeling is he cannot refinance or this has been refused from the mortgage company, so he is quite happy to sit on it knowing im in no position to fight for the house or am the type of person to.

With your other suggestions I have contacted the local housing assosciations and housing advice and their responses are speak to a solicitor, whos response is 'its going to cost you', so it seems a bit of a vicious circle.

On the plus side, the idea of private renting and claiming some housing benefit seems to be a good option.
