Financial Settlement - Court advice please

Looking for advice on financial resolution. Court hearing in July - FDR.

Currenty, me, stbx and our two teenage children are all still living in marital home. Married 17 years. Ex earns £40 p/a self employed. I earn £26k p/a Full time employed. Also a 2nd job started this month earning an additonal £110 per month on ad-hoc basis.

House Value £335,000
Outstanding Mortgage is £248,000
Bridging loan from ex's father - not official or signed of £46,000.

Ex has 3 vehicles.
I have 1 vehicle
Home is full of usual things, some items worth over £500.00
No savings, no investments on either side.

Both sides have debt. under £17000 each.

I had £65,000 'early inheritance' put in by my mother as we built them an annexe and then a two storey ectension completed 2022. I have no inheritance prospects, ex has finacial support from his parents, and is continuing to have this currently as shown on his bank statements.

Ex paid my mother out £30,000, without my knowledge or agreement. My parents left Nov 24.


Pensions - his is approx £19k
Me £12k

I need to have a home to provide for our sons too if ex intends to retain the marital home in his sole name.

I canot afford rent locally.

My question is - how is a judge going to see this outocme and what is fair?

Been advised by my solicitor that family 'loan' money is seen by court as a soft loan and not enforcable.

Ex has offered me a £10,000 out of court settlement to leave the MH. form Es and questionaires have been exchanged. Any advise please?

What have you done with the £65k your mother gifted you?

An offer of £10k when there is £87k equity in the house isn’t worth taking seriously.
