Sadly to offer her any form of lump sum, would require the sale of my house, meanwhile, she would still be a property owner and also be renting a second property for her own use.

To offer a future share in the property would be counterintuitive to her demands to have a lump sum now to secure "stable housing"

Don't think this would match the 'needs' or 'Fairness' principle?
