Hello,
Hope you are all well. We have a buy to let property that we were directed to instruct a SJE.I have now received the report and the values are quite low in comparison to an agents marketing property in the area. Approximately 100k difference? I have tried to challenge this but the expert is taking caution as its in London and the property prices have been challenged by Covid 19??
Which value does the court rely on capital value or investment value?

The purpose of a single joint expert is that you both agree to be bound by the valuation. It is possible to ask questions of the expert (at extra cost) if the rationale is not clear but otherwise you are stuck with it unless you apply to the court.
