Someone more informed will be able to give you a better answer, but first priority is a home for your son (and by extension you, as you are primary carer). Your husband is clearly able to sort out his own housing needs.

After that the court will want to ensure that you are OK and will take into account your health issues.

What are your housing needs in terms of cost?

Are any of the houses owned viable choices? If so their present value with mortgage?

If not what are the costs of appropriate property in your area? 2 bedroomed (i assume)

Assuming you returned to work sooner than you plan what mortgage ability do you have?

If you work what will your weekly pay be so we can work out your entitlement to Tax Credits

Have you worked out on CSA site what CSA H will have to pay?

Clearly a "needs" case.
